RECOMMEDATIONS TO THE OWNER:

Ensure that all other trades in building and finishing are completed prior to the floor sanding and polishing taking place.

Painting can be carried out either before or after the sanding takes place – with the exception of the final coat on the skirting boards in the rooms being sanded and coated.

Ensure no silicon based products come into contact with the floor during the sanding and coating process. Products such as Hairspray, Fabulon, Fly spray etc are silicon based and should not be used near the floor surface, as they will cause rejection of the subsequent coats of polyurethane. Trades such as plumbers can accidently walk over the floor with silicon based products on their shoes – This can seriously affect coating on the floor.

Red wine and Pet urine is very corrosive to the floor surface – ensure that any spills are cleaned up without delay.

FLOOR FINISH EXPECTATIONS:

The quality of the final finish depends on the preparation and environment on which the sanding and coating is carried out and the natural imperfections occurring in the timber.

WHAT NOT TO EXPECT:

·       A dust free finish -  There will always be some dust particles in the air, which may settle on the wet coating. As Timber flooring is a high traffic area, these particles will become less noticeable over time.

·       Removal of deep cuts eg. from carpet trimming knives or deep gouges in the boards

·       Removal of stains such as urine and water marks from within the boards and around the nail holes

·       Filling of gaps between the boards. These gaps are not filled because subsequent shrinkage and expansion in the timber will cause cracking in the filler and possible damage to floor boards.

·       Do not expect boards damaged by borers to have the same gloss level as boards in good condition.

·       Do not expect boards filled with putty, including nail holes to have the same look or feel as the coated timber.
